If required we will carry out evening or Saturday viewings to ensure as much as possible that we are available when buyers are.
We offer the complete traditional and online service ensuring that our entire property portfolio is seen by all potential buyers and prospective tenants which is why we pay to advertise on the National Property portal websites onthemarket.com, zoopla.com, ukfarmsandland.co.uk and primelocation.com.
In addition all external and internal photographs of all our properties are displayed on our interactive through the glass touch screen TV’s that are located in our window and within the office. We also advertise via the social media networks with our website linked to Facebook and Twitter. We also advertise in the local press and where appropriate in national publications.
We take pride in all aspects of our presentation and prepare informative ‘bespoke’ property particulars that incorporate detailed floor plans and high quality photographs depicting your property to its full potential.

RESIDENTIAL/COMMERCIAL LETTINGS AND MANAGEMENT
We are Licenced with ‘RentSmartWales’ and offer a predominantly Let only service but also provide a Management Service to Landlords for both Commercial and Residential properties.
We offer ‘buy to let’ advice where required and all our properties that are available to let can be viewed on our interactive website, interactive TV screens in our office together with the major property portal websites.
We provide rental assessments and letting advice.
We ensure Landlords are protected and adhere to current legislation and we provide a detailed Occupation Contract and protect the Contract-Holders Deposit with the Tenancy Deposit Scheme. In addition we carry Client Money Protection insurance for our Client bank account thus protecting both Landlords and Contract-Holders.

We will provide a rental valuation, market the property appropriately and carry out viewings to ensure that your property is let to the most suitable Contract-Holder.

SCALE OF CHARGES TO LANDLORDS
LET ONLY SERVICE
60% (inc. VAT) with a minimum fee of £720 (inc. VAT) payable for each letting where the Contract-Holder is introduced through the Agent to include preparation of marketing particulars, photographs, 360° virtual tour, floor plans, all marketing expenses including advertising on the National Property Portals, accompanied viewings where necessary, provision of an Occupation Contract with written and pictorial inventories, collection of the first months’ rent, deposit and lodging the deposit with the Tenancy Deposit Scheme in our regulated Client Account that has the appropriate protection.
FULL MANAGEMENT SERVICE
Initial set up fee of £720 (inc. VAT) plus 12% (inc. VAT) of the rent received deducted by the Agent to include preparation of marketing particulars, photographs, 360° virtual tour, floorplans, all marketing expenses including advertising on the National Property Portals, accompanied viewings where necessary, provision of an Occupation Contract with written and pictorial inventories, collection of the first months’ rent, deposit and lodging the deposit with the Tenancy Deposit Scheme in our regulated Client Account that has the appropriate protection. This fee excludes maintenance arrangements and fees relating to exceptional circumstances.
ADDITIONAL SERVICE CHARGES
Service of Notices RHW03, RHW04, RHW12, RHW16, RHW20 etc - £100 (inc. VAT).
Where the Landlord cancels the Agent’s instruction to provide a Management Service, the Agent will charge and the Landlord will pay a fee based upon three months commission.
VAT is payable at the prevailing rate on all our fees. In accordance with consumer legislation it is quoted as included in the prices stated above.
The above fees are payable when any individual or organisation enters into an Agreement to rent the property as a result of our promotion, introduction or viewing by the Agent.
